The bid walk is the real qualification step
Commercial janitorial and integrated facility contracts are usually competed through a written request with a mandatory walk. Everything that decides profitability is measured on that walk: area types, floor surfaces, restroom counts, trash volumes and the periodics the client expects to be included. A company that prices from a floor plan instead of a walk wins occasionally and regrets it.
Buyers manage portfolios, not buildings
The person on the other side is often a property manager or regional facilities director responsible for many sites. Winning one building is an audition. The account that matters is the portfolio, and it grows through quality inspections, responsiveness and add-on work rather than through another bid.
