The shape of a property funnel
It is unusual in two ways that determine everything about the follow-up system. First, the site visit is the pivot: almost nothing happens without one and a great deal happens after one. Second, the decision cycle is long and punctuated by silences that are not rejections. A follow-up system built for a two week sales cycle will either lose these buyers or annoy them.

The two conversion rates that matter
Enquiry to visit, and visit to booking. They fail for entirely different reasons. A poor enquiry to visit rate usually means slow response, weak qualification, or a mismatch between what the advertisement promised and what you sell. A poor visit to booking rate usually means the property is not competitive at the price, the visit experience is weak, or the follow-up after the visit is absent. Reporting a single overall conversion figure hides which of those you have.
