Most enquiries start with a person rather than a portal: an estate surveyor managing a tower on the island, a facilities officer at a bank, a developer handing over an estate. The first contact usually arrives on WhatsApp or by phone, and the company that answers quickly and turns up to walk the building within a day or two is usually the company that gets to propose.
Power and water are the scope that decides profitability
Facility management here includes responsibilities that would sit elsewhere in other markets. Generator running and maintenance, diesel handling, water treatment and borehole supply are frequently part of the deliverable, and they move cost more than headcount does. A proposal that treats them as an afterthought is a contract that erodes quietly.
