The compound is the market
Egyptian units are handed over as core and shell, and the finishing decision arrives with the keys. Owners in New Cairo, Sheikh Zayed and the newer developments ask their neighbours first, then the compound group online, then two or three studios. Reputation travels along a single street: one well finished apartment produces a run of enquiries from the same gates, and one unanswered message sends a family's business elsewhere. The commercial skill is not marketing spend. It is being fast, organised and visible in the place where a neighbour is asking a question.
Fees are staged and costs will not sit still
A studio is usually paid across concept, working drawings, material selection and site supervision, and each stage needs to be agreed and invoiced on time. Meanwhile the finishes that make the design work are largely imported, so a proposal written in one season is a fiction in the next. Families deliberate for weeks, involve relatives, and then accept suddenly. Studios that stay profitable are the ones that put a validity date on every number and re-confirm before signing, rather than honouring an old figure out of politeness.
