What property teams are actually deciding
The generic version of this decision, which CRM has the best pipeline, is close to useless in property. Property sales has its own shape: enquiries arrive from portals in bursts, buyers enquire on several listings simultaneously, the site visit is the real conversion event rather than the meeting, channel partners introduce leads whose attribution will later be disputed, and decisions take months or years with long silences in between.
A CRM that handles all of that is a different thing from a CRM that handles a business-to-business funnel, and the differences are operational rather than cosmetic. This guide sets out those operational requirements, the criteria that separate real options from generic ones, and a trial designed around a live weekend, which is the only condition under which property systems reveal themselves.
There is no ranking here and no scoring. Markets differ, portal ecosystems differ, and a developer selling apartments has different needs from a brokerage handling rentals. The method matters more than any list.
