The first agent to follow up usually wins
Johannesburg's property market is large and competitive. Buyers enquire on several listings at once, often with more than one agency, and sellers interview a few agents before signing a mandate. In that market the agent who replies first, books the viewing and keeps in touch afterwards is the one who makes the sale. Most agencies do not lose buyers because the property was wrong — they lose them because the follow-up after the show day never happened.
The pressure is highest in the busiest areas. An agent covering Sandton, Bryanston and Fourways can receive dozens of enquiries in a weekend, while spending hours in traffic between viewings. Without a system, enquiries pile up in an inbox and on a personal phone, and the principal has no reliable view of which buyers are active.
