Sellers, meanwhile, come from referrals, from valuation requests, and from relationships with bond originators.
The deal starts, rather than ends, at the signed offer
Once an offer to purchase is accepted, the sale usually hangs on suspensive conditions, most often bond approval within a set number of days while an originator shops the application across banks. Only then does the file move to a conveyancing attorney, and registration takes weeks after that. Sellers phone for updates throughout, and the agent who cannot answer looks like the agent who is not working.
