Developer selling revolves around projects, inventory, channel partners and booking paperwork. Broker selling revolves around speed, listings and personal relationships. Ask each vendor which model their product was designed around, and ask to see it configured for yours rather than for a generic customer.
Team size the product assumes
A ten-person brokerage and a developer with several projects and a channel partner network need different things from the same category. Ask about assignment rules, multiple project pipelines and manager reporting, and ask for a reference customer of roughly your size.
Breadth versus depth
Vertical CRMs trade general flexibility for property-specific depth. That trade is worth making when inventory, commissions and booking workflow are central. It is worth less when your real problem is that enquiries are not called quickly enough, which is a general sales discipline issue.
Implementation effort
Expect a configuration period for projects, units, sources and commission rules, and ask exactly what onboarding is included and how long it typically takes. Get that answer in writing before you sign anything.
Channel coverage
Property selling in India runs on calls and WhatsApp. Ask both vendors how each is handled, whether the WhatsApp number is shared and business-owned, and how portal leads arrive. Test all three with live enquiries during a trial.
