Plotted developments make inventory the hard part
A large share of Bengaluru selling is plotted land on the periphery, and a plot is not interchangeable the way a two-bedroom flat on the eighth floor is. Number, dimension, facing, corner position and road width all change the price and the buyer. That means inventory has to be held plot by plot, with a real blocking status, or two executives will promise the same plot on the same weekend.
The buyer is usually salaried and legally cautious
Technology-sector buyers dominate the mid and upper bands, and they arrive with questions about jurisdiction, khata type, conversion and encumbrance before they ask about the rate. Non-resident buyers add a second pattern: enquiries at odd hours, a relative doing the site visit, and decisions made across two time zones.
