One city, three very different products
A Hyderabad sales desk usually sells more than one thing. High-rise apartments cluster along the western corridor through Gachibowli, the Financial District, Kokapet, Narsingi and Tellapur. Gated villa communities sit further out towards Mokila and Shankarpally. Open plots run along the outer ring and beyond it. Each has a different unit shape, a different buyer and a different set of questions, which is why one generic pipeline never fits all three.
The non-resident buyer is a structural part of the market
A meaningful share of west-corridor demand comes from buyers working abroad, particularly in the United States. They enquire late in the Indian night, ask for a walkthrough before a visit, involve a relative in the city, and often complete through a power of attorney holder. A desk that treats them like local walk-ins loses them in the first week.
