A buyer who has visited the site is a different person from a buyer who has not. They have imagined living there, argued about the second bedroom in the car on the way home, and formed an opinion about the neighbourhood. Every other activity in a property sales process exists to produce that visit, and every message in a nurture sequence should be judged by whether it moves somebody towards one.
That gives the whole discipline a clear shape. Answer fast, qualify honestly, get the visit, and for everybody who is not ready yet, stay useful and visible until their own timeline arrives. What sinks most teams is the last part: the industry is structurally obsessed with this month's closings, and buyers with a longer horizon get abandoned within a fortnight.
