Construction runs on three phones: the owner's, the engineer's and the supervisor's. Enquiries, rate negotiations, material chasing, subcontractor scheduling and payment requests all flow through them, all day, and almost nothing is written down where a second person could find it.
The losses are specific. An enquiry forgotten on a busy pour day. A quotation compared against two rivals while nobody chased it. A stage payment requested three weeks after the milestone because the milestone lived in someone's head. And the classic: a scope change agreed by phone, denied at handover, and absorbed as cost because there was no record.
