Everything in venue sales starts with a date. An enquiry for a date you cannot supply is not a lead at all, and an enquiry for a peak date eight weeks out needs a different urgency from one eighteen months away. Availability and proximity should shape the list before anything else does.
Site visit attended, and money moved
An attended visit is the hinge of this business. Families and corporate buyers who walk the property have short-listed you. Above that sits the advance: a blocked date backed by a deposit is the only signal that is not a matter of interpretation.
Pax, budget band and enquiry type
Cover count and room nights set the value. The budget band tells you whether your package survived first contact. And whether the enquiry is social, corporate or agent sourced changes the entire follow-up rhythm, since a wedding decision involves a family and a conference decision involves a procurement calendar.
